James brings over 20 years of experience in infrastructure finance, financial services, and impact investment to unlocking housing investment across New Zealand. He has a deep understanding of the housing sector, capital markets, and the role of impact investment in enabling innovation in how social and community housing is funded and financed.

Before joining Home Capital Partners, James established Gemelli Consulting, where he advised Community Housing Providers, impact investors, and social enterprises nationwide on strategic funding and finance solutions. His work has supported organisations to expand their impact, strengthen financial sustainability, and bring new investment into housing initiatives.

James also contributes his expertise through a number of board roles, focusing on deploying capital to unlock meaningful social outcomes and improve access to quality housing across Aotearoa.
